Invitation to Express Interest

Expressions of interest are invited for the provision of leased office accommodation for:

· Premises ranging from 350 to 500 square metres NLA of high quality, air conditioned, carpeted, customer service delivery accommodation.

· The premises must be located on the ground floor or the ground floor component of the premised must have a minimum net lettable area of 350 square metres.

· The premises must have a minimum of seventeen (17) car parking bays:

· seven (7) secured and covered car parking bays (but would be open to 18 secured bays if available);

· ten (10) car parking bays with two (2) of these being accessible car bays to be provided on ground level in close proximity to the entrance (but would be open to 20 bays if available).

· Site location parameters:

o must be within Tennant Creek, NT

o within commercial and retail precincts with good access to public transport and car parking;

· Lease term of either:

o seven (7) years, with two (2) options of three (3) years each; or

o ten (10) years, with two (2) options of three (3) years each;

· Lease commencement date by 26 April 2026.

· Be existing or a build in progress that can meet stated timeframes;

· Minimum Grade ‘A’ office building design based on ‘A Guide to Office Building Quality’ (Property Council of Australia)
