Project Brief
INTRODUCTION
Kangaroo Island Council has included the modification of the Public Toilet at Emu Bay in the 2016-17 Capital Works Program.
This facility requires an upgrade to the underground waste holding tanks due to their insufficient size. The construction of this facility is in line with the Councils Kangaroo Island Strategic Plan 2014-18.
- 23.1 - Enhance the character, amenity, safety and accessibility of the built environment through the provision and maintenance of sporting facilities, parks, gardens, playgrounds, pools etc.
- 28.1 – Provide effective, efficient development, building and environmental services solutions for the community.
SCOPE OF THE WORK
Kangaroo Island Council is planning to retain as much of the existing structure and materials as possible. It is envisaged that the tank stand / tank, and, limestone / timber screen will remain intact. The works required will be as follows;
Works
The project will be separated in to 2 components; works completed by the Contractor, and works completed by The Council. The list below outlines the separation of works;
• De-construct existing facility (Contractor)
• Remove concrete slab and existing waste holding tanks (Council)
• Install new holding tanks and reinstate ground (Council)
• Reconstruct concrete floor slab (Contractor)
• Purchase items that were damaged during deconstruction or items that could not be satisfactorily reused when reconstructing the facility (Contractor).
• Reconstruct the building and toilet facility (Contractor)
Program
• The reconstruction of the building will need to be complete by 30 November 2016;
• A construction program is to be included with the tender submission;
Site Management
• Vehicles are to remain on roadways, car parks or other vehicle locations as specified by Council;
• Equipment, tools and materials are to remain within 2m of the construction site or left on areas which do not impact on the amenity of the area as specified by Council.
