EOI for the selection of a Design Consultant for the Refurbishment of Staff Apartments at the Australian Embassy Complex in Tokyo, Japan

The Overseas Property Office, as part of the Department of Foreign Affairs and Trade, is seeking Expressions of Interest for the selection of a Design Consultant for the Refurbishment of Staff Apartments at the Australian Embassy Complex in Tokyo, Japan. The terms and conditions of the invitation, together with a description of the services sought, are set out in the Expression of Interest available on the Department’s website at www.dfat.gov.au/tenders/

Expressions of interest are invited from suitably qualified firms wishing to participate in this project and who have recent experience in the design and documentation of major construction projects both in Australia and in Japan. As a result of this EOI process a short list of firms may be invited to take part in a second stage tender process for the design consultancy.

Firms having design and documentation experience and representation within Tokyo or the immediate region, and those who have previous experience in designing and documenting similar projects are particularly encouraged to express interest.

The Design Consultant will be expected to assemble and manage a team that will review all design documentation undertaken up to the time of its appointment including the lessons learnt from a prototype apartment refurbishment in 2007 and then prepare designs and contract documentation suitable for calling tenders and to secure the completion of the Works (to the quality set by the prototype) and in accordance with the Project Control Program and Cost Plan. The successful design consultant will not be permitted to be part of a contractor’s team wishing to undertake the construction of the works.

The project is anticipated to be delivered using a traditional lump sum contract.
