The Shops At Ellenbrook - Construction of Stage 1 of Large Format Retail Precinct

The Insurance Commission of Western Australia is the owner of “The Shops At Ellenbrook”, a shopping centre comprising a total lettable area of over 32,000 m2 and an adjoining vacant site which it proposes to develop as a large format retail precinct (VacantSite). The Shops At Ellenbrook is situated at corner of Pinaster Parade and The Promenade, Ellenbrook.

The Insurance Commission intends to carry out the development of the Vacant Site in the following stages, which is subject to change at the Insurance Commission's absolute discretion:

• Stage 1, comprising a total lettable area of approximately 2,666 m2, including a large format liquor store (First Choice, with a lettable area of approximately 1,250 m2) and large format retail tenancies (with a lettable area of approximately 1,416 m2) and associated carbays, access and egress points (to the extent applicable) and landscaping, together with overall site works, delivery of services, internal driveways and access and egress points which will service the overall precinct, to be developed and completed as soon as possible;
• Stage 1A, comprising a single tenant building of approximately 1,670 m2 and associated carbays, access and egress points (to the extent applicable) and landscaping, with completion due in approximately 18 months; and
• Stage 2, comprising additional large format retail tenancies (with a lettable area of approximately 2,775 m2, depending on market demand) and associated carbays, access and egress points (to the extent applicable) and landscaping, with completion due in the next 18 to 24 months.

The Insurance Commission is seeking to appoint a building contractor to carry out and complete all of the works for the development of Stage 1 only of the large format retail precinct at The Shops At Ellenbrook (as outlined above) (Works).

A preliminary master plan of the development is annexed to this Request for indicative reference purposes only.

The Insurance Commission is seeking Offers from suitably qualified and experienced building contractors to carry out and complete all of the works for Stage 1 only (excluding Stage 1A and Stage 2) of the large format retail precinct at The Shops At Ellenbrook.
