Modular housing solutions, constructed efficiently and at significant scale in factories and transported to site, promise to provide a potential solution to the cost, time and logistical challenges faced in South Australian markets.

Many of the potential suppliers have approached the Government of South Australia expressing a strong desire to establish or expand their presence in the South Australian market.

There have been significant improvements in the design and build quality of modular housing solutions in recent years. To date however, there has been limited delivery or uptake of new modular housing in the South Australian market.
Contributing factors include:

• Significant up-front design and establishment costs for manufacturers to establish South Australian operations.
  • Manufacturers require a commitment to, or at least the realistic prospect of, a significant ongoing demand for modular housing to support up-front investment.
• Limited opportunities for prospective users, investors, and other key stakeholders to inspect and experience new modular housing product.
  • Outdated preconceptions persist regarding the design and build quality of modular housing.

Long Term Strategic Objectives

Renewal SA believes that there is potential to establish a substantial modular housing capability within South Australia, underpinned by a consistent annual demand for houses to be deployed to small/remote towns through the RKWHS and supply of Medium Density infill terrace product on Renewal SA projects.

OfRH Pilot project

The Project will involve the procurement of at least six, high-quality, 2-and-3-bedroom, modular, transportable dwellings which will:

• Provide at least three manufacturers of modular housing with an opportunity to demonstrate their capacity to deliver high-quality housing for the South Australian market.

• Orroroo
• Cummins
• Cowell
• Kingscote
