Kelmscott Train Station Masters House Renovation - Construction Works

3.1 General Scope (From Book 2) 3.1.1 The Contractor shall conduct a comprehensive site inspection of the Kelmscott Station Master’s House to verify all building-related defects identified in the 2019 Building Condition Assessment Report (Appendix 05), and identify any additional defects, compliance issues, or deterioration not previously identified in the assessment reports or within the design documentation and scope. 3.1.2 The following building rectification works shall be completed as part of the Contractor’s SOWs: 3.1.2.1 Removal or making safe of all redundant electrical fittings and wiring in accordance with AS/NZS 3000. 3.1.2.2 Retention of all existing windows and external doors; clean and repaint joinery to match the original colour scheme. 3.1.2.3 Replacement of all internal doors; a detailed door schedule will be provided as part of the construction documentation. 3.1.2.4 Repair of wall cracks and replastering of any damaged wall sections. 3.1.2.5 Cleaning of all walls and repainting with appropriate finishes. 3.1.2.6 Replacement of damaged timber floorboards with new boards matching the original design. 3.1.2.7 Sanding and oiling of all timber flooring. 3.1.2.8 Repair and repainting of any cracks or damage in the ceilings. 3.1.2.9 Cleaning and clearing of chimney flues and fireplaces of debris. 3.1.2.10 Cleaning and repainting of skirting boards as required. 3.1.2.11 The Contractor shall provide safe access for the Structural Consultant to inspect the roof. Based on the Structural Consultant’s advice, the Contractor shall incorporate any additional reinstatement, or rectification works for the roof into the Scope of Works, subject to the Principal’s approval. 3.2 Disciplines Scope 3.2.1 The Contractor shall carry out all the required scope and works for relevant disciplines including Architect, LV Electrical, Mechanical, Structure and Hydraulic described in Appendix 01 – Detailed Design Drawings (IFC) and Specification.
