Overview

The 1 William Street site is located in the CBD of Brisbane. The site is bounded by William Street to the north, Alice Street and the Riverside Expressway on ramp to the east, Gardens Point Road to the south and Margaret Street to the west.

The works will involve retention and excavation of the site to a depth of approximately 18m below footpath level to accommodate three levels of basement. Above that will be the construction of a 44 level office tower (270m high including spire). The tower will include an entrance lobby at ground level with high ceilings and a feature stair, a media centre on the first floor, three-storey atria every third floor above level 13, outdoor terraces facing the Brisbane River at floors 38 through to 41, and a function room also at Level 41 being the highest tenanted floor.

The paved and landscaped areas at William St level will include a pick-up and drop-off zone, seating / meeting spots, and three stand-alone retail / caf pods. On the river side of the building, at lower ground level, are more retail and alfresco dining tenancies. The landscaped ground plane continues down-hill across Gardens Point Rd and extending to the river, creating a pedestrian trail connecting the river and ferries to the government precinct and the nearby QUT. A new roundabout and associated road works will be constructed at the intersection of Alice Street and Gardens Point Rd which will serve as the primary vehicular route to the development.

Plant is typically located at floors L2, L15, L42 & L43, keeping essential services 500mm above Q500 flood and storm event levels. The lift core will contain 23 lifts in total designed to elevate from basement through to low, mid, and high-rise floors.

The building is required to meet Green Building Council of Australia (GBCA) 5 star Green Star design and as-built, and also a 5 star National Australian Built Environment Rating System (NABERs) Energy Rating certification.

For companies that have already expressed interest via ICN Gateway on this project, please note that the work packages information on the 1 William Street (1WS) project page of the ICN Gateway has been revised by Brookfield Multiplex and ICN. Some work packages have more specific documentation about their Scope of Work which is intended to give local companies a better understanding of this Projects requirements. We request that you re-visit your original EOI on the 1WS project and determine if you are still suitable against the new scope listed and complete the required documentation.

Specifically the following information is required to be completed as a part of submitting your EOI with Brookfield Multiplex on the 1WS Project :

1.Complete the ICN Tier Barometer for Medium Projects. This assessment is available athttp://www.icn.org.au/content/queensland/tier-barometer-assessment

2.Complete the EOI questions for the 1WS Project. Brookfield has designed a few pertinent questions that they require each company to answer as part of their EOI submission. It is thus imperative for every company to update their EOI.
