Under the Deed of Put and Call Offer to Lease, The Foreshore Authority grants the Developer the right and obligation to develop and construct a mixed-use (commercial, retail and cultural) development with a car park and public domain works, located on the former Sega World site at Darling Harbour and known as "Darling Walk". Upon Practical Completion, the Developer is entitled to enter into 99 year leases in respect of the completed works with the Foreshore Authority as the Lessor
