Works Management Contracts

The SA Housing Trust invites suitably qualified organizations to tender for two (2) Contracts for Works Managers, to manage the delivery of programmed and responsive maintenance services associated with Trust rental properties located in the greater metropolitan area (the Works Manager will not be permitted to carry out any work normally performed by building work contractors). There are approximately 40,000 tenanted properties located into the following Works Management Areas:  WMA 1 – total of 19,000 properties in Adelaide South.  WMA 2 – total of 21,000 properties in Adelaide North. The combined value of the work to be managed is estimated at between $10M - $11M.for each of the Works Management Areas. The proportion of work is approximately 50% programmed and 50% responsive work. The Trust wishes to employ a Works Manager for each of the Works Management Areas and the Contract will be for a period of three (3) years commencing from the date of appointment. The Trust may at its discretion extend the contract by not more than two further one year contracts. No Works Manager will be awarded more than one Works Management Area. The Trust##s selection requirements for Work Managers include:  Experience in managing the delivery of maintenance work on behalf of a large scale organization.  Experience in achieving high levels of customer satisfaction with customers similar to those being housed by the Trust.  A fee proposal, resource plan and quality plan. A short list of tenderers will be drawn up and will be required to undertake one or more exercises to test their applied knowledge, experience and skills in key areas relevant to the contract. Interested Tenderers should be prepared to attend a compulsory briefing session in Adelaide on Monday, 9th April, 2001, at 9.00 a.m.
