James Cook University invite you to review this Request for Tender and encourage you to submit your offer via QTenders for the provision of the following services;

Principal's Independent Commissioning Agent for the Townsville Student Accommodation (TSA) Project to be constructed on the James Cook University (JCU) Townsville Campus.

Nettleton Tribe with i4 Architecture is the Principal Design Consultant for the TSA Project. The design team includes an ESD consultant with LEED Gold experience.

The new student accommodation is being designed for construction on a greenfield site (on Mount Stuart Street, Douglas Campus - Townsville), adjacent to the NAIF funded Technology Innovation Complex (TIC) due to commence construction in the final quarter of 2020. The date for the opening of the new student accommodation facility is planned for January 2022.

The Student Accommodation Project is targeting LEED Gold and as such the ICA should account for this when addressing the ICA deliverables.

The following services shall be provided as minimum deliverables which are expanded on within the RFT doucment;

• Review Design and Contract Documentation
• Audit and Assist Contractor to Develop the Commissioning Plan
• Implementation of the Commissioning Plan
• Post Occupancy Performance
