(Lot 615) 6 Drake Street Bayswater & (Lot 616) 8 Drake Street Bayswater WA 6053 including dividing fence between Lot 615 & Lot 616 is to be fully demolished, and the site cleared for re-development. The contractor is responsible for completing and submitting all disconnection paperwork, is responsible for all associated costs (including all required NBN disconnections and charges) and is responsible for the identification and location of all underground services. Damage to any services is the full responsibility of the contractor to rectify, including if damage is discovered once construction site works commence onsite. All front and wing fencing is to be removed from the site. The dividing boundary fencing and any in situ boundary retaining walls shared with neighbouring properties at 4 Drake Street, fencing on the rear boundary to access lane (lot 66), 10, 10a, 12 & 12A Drake Street Bayswater are to remain in-situ and undamaged. Any fencing damages caused by the contractor, are to be repaired before leaving site. Upon quote acceptance, to enable issuing of the BA6 Demolition Permit, the contractor is to provide as soon as practical, evidence the buildings have been treated for rodent infestation prior to demolition commencing, and notification letters / disconnection requests to gas, electricity, and water services. The water meter is to be removed and must either be completed prior to submitting completion documentation or proof of invoice payment to the Water Corporation provided before the demolition invoice is authorised. Garden bore water systems are to be fully decommissioned, including professional capping, electrical disconnection and filling with grout or bentonite from the top to the bottom. The Contractor is responsible for ensuring the site remains secure with temporary fencing, from site handover to demolition completion. All trees at least three metres in height or at least 100mm in trunk diameter or an average canopy diameter of three metres or more; and those reasonably healthy in appearance, are to remain undamaged onsite. The Structural Root Zone (SRZ), and the Tree Protection Zone (TPZ), must be considered during the demolition of this property. Australian Standards (4970-2009) “Protection of trees on development sites” is the preferred SRZ & TPZ tree protection method. This method provides a SRZ distance (radius from trunk centre) by using the diameter of the trunk just above the root buttress and provides a TPZ distance (radius from trunk centre) by using the diameter of the trunk at a height of 1.4m. The contractor is responsible for the protection of the tree’s canopy, branches, trunk and root system. All bushes, roots and shrubs (unless specified or those that fall within the above categories) on the site within the property boundary are to be removed. Trees requiring removal close to fence lines and footpaths are to be stump ground to at least one (1) metre below surface. Proof digging / raking down to a depth of 700mm is to be completed and all rubbish, tree roots over 75mm and uncovered asbestos to be removed. The Contractor is to ensure that any street trees located in verge areas adjoining the subject site are retained, fenced, sign posted and protected as per LGA regulations during the approved demolition works. Some Local Government Authorities (LGA) have strict guidelines about the use and protection of verges during demolition and may require the contractor to apply to use the verge. If the LGA requires an application by the demolition contractor to use the verge, a copy of this Permit is required to be provided to the Department of Housing & Works. All grass is to be dug out and removed from the site, within the property boundary. All paving, slabs, driveways, outbuildings, loose items, wing fences and clotheslines are to be removed. Any in-situ Western Power supply poles specific to the site are to be removed. Council Crossover is to remain. Site to be raked and sifted to remove all vegetation and rubbish. The contractor is to attend site and inspect the dwelling prior to quoting. Nil variations will be approved due to improper scoping. Asbestos cement products may be present externally and internally on this property. Please treat all suspected materials as asbestos and dispose of accordingly. This scope of works must be read in conjunction with the standard specification for demolition and removal, the Western Australian Planning Commission Application and Approval to Commence Development (where applicable), local council Development Application Referral Letter comments and requirements, all General Conditions, UPDA Demolition Brief, Demolition Specification for BCA Class 1a, 1b and 10 and all relevant Local Government Authority Demolition Management Plans, specifications and requirements (contractor responsibility to source).
