Quantity Surveyor Services - Cairns Tropical Enterprise Centre (CTEC) Cairns, Far North Queensland

You are invited to Tender (this RFT) is for Quantity Surveyor (QS) services for JCU’s Cairns Tropical Enterprise Centre (CTEC) project. The project will be delivered by way of a 2 Stage Managing Contractor (MC) arrangement (or similar open book model), with the QS engaged directly by JCU for both stages.

Expressions of Interest (EOI) have been invited for Principal Contractors to deliver the approximate 3,500m² building, with a preferred contractor proposed to be engaged for Early Contractor Involvement (ECI) through Developed Design (DD) prior to novating the design team for Stage 2. Stage 2 is expected to commence in February 2022. Practical Completion (PC) for the Works is scheduled for mid June 2024. The QS engagement will extend 6 months beyond this PC date

The QS will provide:

• traditional cost planning services through to completion of Schematic Design (SD), and assistance with MC appointment (review of tender pricing).
• Audit QS services for the 2 stage MC:
  • Stage 1 ECI through DD phase;
  • Stage 1 negotiation of the Guaranteed Construction Sum (GCS) or equivalent; and,
  • Stage 2 procurement and construction phase
